How we can help

  1. 01

Land Registry, Cadastre and Zoning Checks

Before you buy property in Croatia, the law office checks the land registry, cadastre and zoning plan: the registered owner, mortgages, easements, annotations, building permits and whether the property is marital property. This way you know exactly what you are buying before paying a deposit, without taking on hidden encumbrances.

  2. 02

Pre-Contract and Sale and Purchase Agreement

The law office drafts the pre-contract and the sale and purchase agreement, clearly setting out the property, price, deadlines and deposit (kapara): a buyer who withdraws loses the deposit, while a seller who withdraws must return double the amount. We also review contracts proposed by the other party or a real estate agency and suggest changes in your favour.

  3. 03

Legal Support from Negotiation to Handover

The law office conducts negotiations and coordinates payment of the purchase price with the bank when the purchase is financed by a mortgage loan, including the removal of an existing mortgage. We agree who pays the real estate transfer tax and notary costs and oversee the transaction until the keys are handed over.

  4. 04

    Registration Deed and Handover Record

The law office prepares the registration deed (tabularna isprava), by which the seller permits registration of the buyer’s ownership, and ensures it is handed over only once the price has been paid in full. A handover record documents the condition of the property, meter readings and items handed over.

  5. 05

Registration of Ownership, Mortgages and Easements

The law office files electronic applications for registration of ownership in the Croatian land registry, removal of mortgages and creation of easements and other property rights, and follows the procedure until registration is complete. We also represent clients in proceedings to align the land registry with the cadastre.

  6. 06

Gift, Lease and Lifetime Maintenance Agreements

The law office drafts property gift agreements, commercial lease and residential rental agreements, and lifetime and post-mortem maintenance agreements, in the form required by law. Before you sign, we explain the consequences for heirs and the tax obligations.
